Tenants

Viewing
After identifying properties to suit you we will arrange a viewing before you make your decision. The time can be arranged to suit your needs, whether this be an evening or weekend. Our helpful staff are available at viewings to answer your questions and provide further details.

Offer/Application
After deciding on a property we invite you to apply. This may require us carrying out a reference check. Furthermore, at this point the details of the rental shall be agreed, such as the duration of let, occupancy date and rent per month.

Tenant
Only tenants with a reliable background and a good reference from their previous landlord are considered. The utmost care is taken in ensuring your property is in safe hands.

References
A reference is preferrable. This can be provided by any person who is willing to testify your character, such as a previous employer or former landlord.

Rents
Rents are normally collected on a monthly basis. Council tax, water rates, electricity and telephone bills are also mainly the responsibility of the tenant.

Deposit
A deposit is required on most properties. This is used to cover the cost of any damage or breakages to the property. This will be requested prior to taking up occupancy in the selected property. At the end of the tenancy, a staff member will meet with the tenant to inspect the property and retrurn the deposit with any deductions agreed upon.

Rent

Deposit
All tenants are required to provide an up front deposit, used to safeguard your property from damage. Throughout the tenancy, we take the responsibility of checking your property for any damage, which we will automatically be deducted from deposit.

Agreement
All tenants are required to sign a legal agreement (Short Assured Tenancy). This safeguards your property, gives you greater control and provides you with the flexibility to define a specified time period for any tenancy.

Rates and Services
The tenant will be responsible for the payment of all council tax, water rates, electricity and telephone bills for the duration of their tenancy. We also take the responsibility of updating all utilities within a property.
